First and foremost the term of the lease should be clear and concise; how many months or years when does it start when does it end.
Number two is the monthly rental amount what is due is it a base rent due each month as well as any additional fees. Three is a security deposit - will one be taken what type of an account will it be held in and what are the circumstances in which that security deposit will be returned. However even with the most perfect lease in the world sometimes these disputes arise. There are situations of course where a tenant is allowed to withhold the rent and whether or not that is Justified is a real fact-specific type of issue that the judges often have to decide.
